About the Role

As an Associate Broker , you’ll work closely with owners to position properties successfully in the market, source qualified tenants, and drive leasing and sales activity. You’ll collaborate with our marketing and operations teams, utilizing best-in-class resources to deliver exceptional client service. Reporting to your assigned Director, your role will blend business development, marketing, and hands-on transaction management to secure new listings and add value to client portfolios.

Key Responsibilities:

Prospecting

  • Generate leads through targeted cold calling, leveraging CRE platforms (Costar, LoopNet, etc.), social media, and your professional network.

Property Tours

  • Showcase available spaces to potential tenants, emphasizing their value and suitability for tenant needs.

Proposal Development

  • Draft and present lease proposals to prospective tenants, working closely with clients to secure favorable terms.

Deal Execution

  • Negotiate lease terms with tenants and brokers, ensuring alignment with client objectives.

Market Research & Property Positioning

  • Stay informed on market trends, including occupancy and absorption rates, and use data to position properties competitively through strategic alterations, budgeting, and marketing.

Client Deliverables

  • Collaborate with the marketing team to create high-quality materials, listing activity reports, and market surveys.

Relationship Building

  • Foster and maintain relationships with landlords, tenants, and industry professionals to enhance Aspire’s reputation for trust and transparency.

Opportunity Development

  • Identify new business opportunities, secure client meetings, and pitch listings with support from Aspire’s leadership team.

Qualifications:

Education:

  • Bachelor’s degree from a four-year college or university.

Experience:

  • Minimum of two (2) years of landlord representation experience in commercial real estate, with a focus on leasing and/or sales in the retail, industrial, or office sectors are preferred.

Licensing:

  • Active Texas Real Estate Salesperson License.

Skills & Technical Proficiency:

  • Strong negotiation, analytical, and communication skills.
  • Proficiency with Microsoft Office, CRM systems, and CRE platforms like Costar, LoopNet, and Crexi.
  • Familiarity with social media platforms for business development is a plus.
